As a key project under Changning District's 14th Five-Year Plan (2021-2025), Crystal Bridge completed construction in November 2025 and is now actively engaged in tenant attraction efforts.

Crystal Bridge is a large-scale complex developed by world-renowned real estate firm Tishman Speyer in partnership with investment partners Shanghai New Changning Group and Mitsubishi Estate. Located at the northwest corner of the intersection of Tianshan Road and Gubei Road, the project encompasses a total floor area of 248,000 square meters, including 165,000 square meters above ground and 83,000 square meters underground. The development comprises 158,000 square meters of office space and 27,000 square meters of retail space.

With a total investment exceeding 8 billion yuan (US$1.17 billion), the project is designed by globally acclaimed architectural firm NBBJ, with interior and landscape design by Mitsubishi Design. Strategically positioned above Loushanguan Road Station with dual-metro access, the project focuses on international economic and trade functions, aiming to become a benchmark world-class urban complex embodying the principles of "innovation, green development, coordination, openness, and sharing."

The main structure consists of five Grade A office towers seamlessly integrated with sky gardens, an open-air theater, and premium retail spaces. This ingenious design creates a distinctive, innovatively connected garden-style business environment, providing an ideal setting for inspiring creativity and innovation.
Notably, the about 27,000 square meters of meticulously planned retail space enables seamless transition between work and leisure, day or night.

Through deep collaboration with Changning District on investment promotion, Crystal Bridge precisely aligns with the district's core industrial layout in digital economy and international trade. On the office front, it has signed the East China regional headquarters of Huolala (Lalamove) along with several international trade and specialty commerce enterprises. The retail component takes humanities and arts as its entry point, focusing on warm, creative consumption scenarios. By introducing diverse quality formats including stylish dining, interest-based retail, quality lifestyle, leisure, and socializing, it aims to establish itself as a new consumption benchmark in the Tianshan-Gubei commercial district.

In 2026, Crystal Bridge will also collaborate with relevant departments to support the opening of major events such as Shanghai Fashion Week and the Shanghai Light Festival. Through rich formats and activities, it will stimulate commercial vitality, contribute to the revitalization of the Tianshan commercial district, inject new momentum into Changning's high-quality economic development, and write a new chapter for the flourishing growth of Changning and Shanghai's western gateway region.
