Shanghai A.F.A shopping center, located at 570 Huaihai Road W., has announced its first batch of confirmed tenants, including several Shanghai-first stores such as Wenxu Bookstore and Horizon. The center will bring together diverse sectors including dining, retail and sports, building momentum for its debut in the second half of this year.

With a gross floor area of approximately 50,000 square meters, Shanghai A.F.A shopping center follows the core concept of “art life,” focusing on hobby-oriented retail and specialty lifestyle services to create a distinctive commercial identity.

Based on the first batch of brands, the mall’s dining scene already covers a full range of everyday scenarios. Quick-service coffee and fast-food brands such as Starbucks, McDonald’s, BAKER&SPICE, Lavazza and Robot Coffee meet daily convenience needs, while specialty offerings including ice cream, freshly made yogurt and wellness products add consumption options. On the retail and experience front, in addition to daily necessities from MINISO and M&G SHOP, two cultural first stores – Wenxu Bookstore and Horizon – set a unique cultural tone for the project, while the Gain5lbs Fitness flagship adds a sports and health dimension, building a more complete high-quality lifestyle service system.

“Since we started leasing, the market response has been very positive. Many brands formed their judgment after their first site visit. The brands we eventually brought in are a great fit in terms of character,” said a manager of Shanghai A.F.A shopping center.

Unlike traditional commercial development paths, Shanghai A.F.A adheres to an update logic of “content first, retail follows.” By cultivating a cultural consumption atmosphere in advance and building a stable customer base, it has achieved an orderly transformation from industrial heritage to art space, and then to a mixed-use commercial community.

Since opening in July 2024, the ROJO art space has hosted over 100 cultural, artistic and branding events – from Apple’s first product experience in China and the exclusive Asia run of “Blue Man Group” to the first China exhibition of the Museum of Graffiti, as well as Bulgari jewelry exhibitions, Prada VIP previews, Xiaohongshu’s “City of Wish” mega offline event, and the Shang Cheng Shi Intangible Cultural Heritage Parade. Transformed from a former steel plant, ROJO has become a premier destination for avant-garde culture in Shanghai.

Designed by internationally renowned architect Ryue Nishizawa, the overall Shanghai A.F.A project covers about 230,000 square meters, preserving industrial remnants such as red-brick walls and steel structures while injecting contemporary functions and aesthetics. It includes ROJO, the A.F.A shopping center, Grade A office buildings, and THE PARK art and lifestyle park. Located at the junction of Changning and Xuhui districts, the project is directly accessible from Hongqiao Road Station on Metro Lines 3, 4 and 10. Surrounded by high-end residential communities whose residents have strong demand for quality lifestyle and cultural scenes, the project fills a gap in the area for an integrated “art + nature + daily consumption” lifestyle destination.

The A.F.A office buildings consist of three Grade A office towers and four headquarters villas, and have earned LEED, WELL and Green Building Two-Star certifications. Energy-saving technologies reduce operational energy consumption, while a 22% green coverage ratio creates a low-density garden office environment, a rarity inside the Inner Ring Road, capable of meeting enterprises’ full-cycle, full-scenario office needs.

Leasing for both the A.F.A shopping center and office buildings is progressing in an orderly manner, with more tenant brands to be announced.
